Friend of my dads is a buyer/seller (housing investor) and makes some serious money sometimes by flipping houses.
no ----, he bought a house, litterly went to the grocery store, spent $45 on a fresh vase of flowers, moved a few peices of garage sale bought furniture and flipped the fucker for like $50g's more than he bought it for.

It looks like they designed it and then realized they forgot the kitchen, I didn't expect to see something so small in a house that nice. Good luck on the sale though.

Your house is beautiful.
That slate floor is nice, but I would rip that ---- out the minute I bought that place. It is a bitch to clean because of the surface isn't level, so you can't just sweep and mop it like a normal floor.

vacume cleaner always worked fine for me......

The reason why the housing market is where it is, is because of the loans the banks were giving out. They were giving ridiculous loans out to people. Basically offering them an average interest rate on a house they could barely afford with no money down. It was good for both sides, but benefited the banks the most. What happened was people were able to buy nice houses that they usually couldn't afford. It also made it so buying a house was just a little more than renting. This way if they bought a house, they could build equity and it was actually worth the extra money. Now, if these people failed, the banks could take back the house and they would have all the equity in a very short period of time. Basically people were able to spend a lot more than the could afford on houses because the banks didn't care. If they didn't get the payment, they got the house. If they got the payment, they were getting a lot more than they deserved. Win win. Finally they made it illegal to hand out these 0 down, low interest loans, and now the market has changed to a buyers market rather than a sellers market. People can't just toss around money like its meaningless any longer.

OP: Throw an area rug and a table in the room with the leather furniture. The formal living room I guess you would call it. Buy cheap stuff that looks okay. I'm sure $200 at target will get you something good enough.

As for the person who is laying down engineered flooring, don't. Go hardwood or laminated. Engineering floor has no benefits. It can't be refinished, it costs basically the same as hardwood, and is an inferior product to hardwood as far as quality is concerned. Laminated wood flooring is cheap and really easy to put down. It's great for low-mid homes or "less important" rooms. If you go hardwood, I suggest going unfinished and sanding and finishing afterwards. I installed some Kempas hardwood floors in my parents house. The wood was very hard thus making the install very difficult. Minor imperfections in the wood made the installation quite tricky. The worst part of the whole deal is the floor isn't perfectly flat like you would get if you laid it all down unfinished and then sanded and finished it after. If I could do it again, I'd suggest my parents buy a pine or oak unfinished. It would have been a lot easier to lay down. This floor looks really nice, but it wasn't worth all the aggravation.

and depending on the quality of materials and workmanship, that might even fetch close to a $1,000,000 IF you would use granite countertops instead of that fake stuff, use stainless appliances, and just had a better kitchen in general.

----, 200k barely gets you a townhome with 1200 sq feet here in the twin cities

that would probably go for around 300k here in copperas cove (about 5 minutes from fort hood texas). its hard to find houses here becuase of the military. they can get financed for anything in killeen, cove, temple, waco area. they love military boys. and its only a town of about 50000 i think.
