What I have been up to since I quit my job...(56k go find Hotrex)
 
The housing market here sucks so I figured with a little time and $15k, I could turn the drab,plain house that I bought for $189,900 into something that could sell for $215k. Not a huge profit but at least it will cover closing costs and fund our return trip to cali. Plus my equaty will go for a down payment towards a house in San Diego.

All rite, I dont have any before picts but imagine beige carpet, and mocha collerd walls in all room in both floors. The bath rooms had some phycodellic wall paper.

The house is staged to sell which means we un personelized it.

Enterance. I laid 3/8-1/2" un guaged slate through out the first floor except for the two lower bed rooms. That carpet is plush as hell and has 1/2 padding under neath. Its feels like you're walking on clouds. :6. Also installed the 4" base board you see through out.

Formal dinning. Thattable has only been used once to eat, but I stack all my RC ---- when it comes in the mail on it. It drives my wife nuts :S.

Made a sitting area near the two windows. There used to be holly bushes in front.........So Any one intrested in buying it? :P :P

how many sq feet is that house?

that house would go for like 400K in CT, and you have to deal with scumbags and snow.

400k is nothing. That house would go for 1.2-1.4 mil here

The lawn is going to sleep for the winter :P. Thats what grass does here in NorTex. I mowed it for tha kast time this weekend..wohoo!

Yes its crazy what you get for the money. I will be buying 1/2 the house for double the price in Ca. But since its a buyers market in Ca rite now it will have about 100k in equaty.

The house is 2890sqft but has this room over the garage that could be finished out. When the door is closed it looks funny because there is a door at the end of a hallway where there shouldnt be.

Funny some times what catches your eye.

I got it from Blokbuster when the last MK game came out. They allways give away the big promo boards. Right now I'm waiting on a Saw4 one :y. They were selling a full size replica of the Halo guy a year or so ago for $100. He had a gun in each hand and was leaning forward. It was kind of cool but not worth $100 IMO.

Dude that thing is the ----. I want one for my patio area. taht house would also be somewhere around 600-750K+ here. unless y6ou went up to williamsburg or further north then it would go steadly down.

I wouldnt buy in california at any time in the near future. The bubble here is insane. Prices should drop up to 40 percent in less desired areas aka valley. Coastal locations will continue to hold high value. Homes in my area have already dropped 15 percent in 3 months with forclosures on the highest ever in the state be patient and buy in 2 years,RENT!

I disagree and it may be because of geographical location. The high bubble popped early last year. Now is the time to buy. Most people that we know in Sd are doing short sales and filing for bankrupcy afterwards. A short sale is when your house is worth 600K you owe 500K on it but it will only sale for 400k leaving you with a defecit. My wife took a real estate class and was a test away from getting her real estate liscence. She follows that stuff closely. The house that I sold for $480k in SD will not sell for more that $350 right now. Experts say 2008 will be the best for buyers tapering off in the next 3 years. All be well in 8-10 years though.

Like I said, now is the tiem to buy!

Really the peak was early this year, thats funny. Dont forget the other million homes in california that will be foreclosed that people used prime loans to buy with. Oh I have a degree not a class in this subject. Its not my area its California in general. If you want to understand the subject read the numerous reports to congress on the subject or what that old Jew man Greenspan has to say about the subject. Then again he only ran the economy for 30 years what does he know.

Chris, I never said the peak of the buyers market was earlier this year. I said the High bubble popped early last year. I dont follow real estate agents advice because as you stated most of them are full of ----. We do keep tabs of the Realestate market ourselfs though. 2008 will be the worst years of foreclosures with an estimated 1 million homes lost compared to this years 700k homes that were lost to forclosure nation wide. Its cool that you have a degree on the subject matter, I respect that. But if you have lived in Cali. long enough you would know that it cycles about every 20 years or so. I sold my house 2 months before the bubble popped. It stayed that way for another year and then realestate took a ----. It will take 3 years to get better and 10 years to stableize.

All this was mostly caused by Counrty wide lending and the infamouse amotrized interest only 100% finance loan. I have friends that were urging us to buy near them 3 years ago and now their payment has ballooned to over $4k a month. They are 250k in negative equaty on their house. My friends who are hating life back in SD are what I base my "study" on.

All I know is that people told me when I sold my house and fled Cali that I was crazy and would regret it because I would never be able to return to Cali because the housing market would continue to go up ::)... :3. Now I'm pimping with equaty in my current house and they are the ones hating it. I feel for them, I really do :-\. But if I can get into a home that is apraised for $525k but will sell for $399k you know what I gots to do :6

good god. I just paid 312,000 for a new home in lake stevens 30miles north of seattle and it is only 1400sqft. I am telling my boss to open up a store in dallas so i can get me one of them for 200k

After all teh flooring and painting if they cant deal with the formica then they need to move on. Plain jane homes around here are listed for $219. This one is "upgraded" and listed for $215. Which one would you choose ;)

I've been getting into a big of home improvement lately too. Just tore out 600sqft of carpet and am installing engineered hardwood flooring in the living room, dining room, kitchen and hallway. Gonna be doing tile in the bathrooms soon. Your ---- looks good. You got good taste. I have none.

In Minneapolis suburbs of Minnetonka/Plymouth/Maple Grove....

that house is at LEAST $650,000

and depending on the quality of materials and workmanship, that might even fetch close to a $1,000,000 IF you would use granite countertops instead of that fake stuff, use stainless appliances, and just had a better kitchen in general.

thats a really nice house!

----, 200k barely gets you a townhome with 1200 sq feet here in the twin cities

I don't know. I just see some pimp ass floor and back splash then get to the counter tops and I'm like WTF? It just cheapens everything. You could have got some concrete counter tops that mimic granite for a decent price. They look pimp and are cost effective.

get a big fat slab of hot rolled milled steel and act like mill scale is fancy :P

Get some sheet metal and shine it up and call it stainless steel. They like to make everything else in it.
