I disagree and it may be because of geographical location. The high bubble popped early last year. Now is the time to buy. Most people that we know in Sd are doing short sales and filing for bankrupcy afterwards. A short sale is when your house is worth 600K you owe 500K on it but it will only sale for 400k leaving you with a defecit. My wife took a real estate class and was a test away from getting her real estate liscence. She follows that stuff closely. The house that I sold for $480k in SD will not sell for more that $350 right now. Experts say 2008 will be the best for buyers tapering off in the next 3 years. All be well in 8-10 years though.

Like I said, now is the tiem to buy!

Really the peak was early this year, thats funny. Dont forget the other million homes in california that will be foreclosed that people used prime loans to buy with. Oh I have a degree not a class in this subject. Its not my area its California in general. If you want to understand the subject read the numerous reports to congress on the subject or what that old Jew man Greenspan has to say about the subject. Then again he only ran the economy for 30 years what does he know.

Chris, I never said the peak of the buyers market was earlier this year. I said the High bubble popped early last year. I dont follow real estate agents advice because as you stated most of them are full of ----. We do keep tabs of the Realestate market ourselfs though. 2008 will be the worst years of foreclosures with an estimated 1 million homes lost compared to this years 700k homes that were lost to forclosure nation wide. Its cool that you have a degree on the subject matter, I respect that. But if you have lived in Cali. long enough you would know that it cycles about every 20 years or so. I sold my house 2 months before the bubble popped. It stayed that way for another year and then realestate took a ----. It will take 3 years to get better and 10 years to stableize.

All this was mostly caused by Counrty wide lending and the infamouse amotrized interest only 100% finance loan. I have friends that were urging us to buy near them 3 years ago and now their payment has ballooned to over $4k a month. They are 250k in negative equaty on their house. My friends who are hating life back in SD are what I base my "study" on.

All I know is that people told me when I sold my house and fled Cali that I was crazy and would regret it because I would never be able to return to Cali because the housing market would continue to go up ... . Now I'm pimping with equaty in my current house and they are the ones hating it. I feel for them, I really do . But if I can get into a home that is apraised for $525k but will sell for $399k you know what I gots to do

Damn steal at 215, thats like at least a 300K house over here in NW Fl, even with the shitty RE market and crashing economy.

good god. I just paid 312,000 for a new home in lake stevens 30miles north of seattle and it is only 1400sqft. I am telling my boss to open up a store in dallas so i can get me one of them for 200k

People here love that ----. Besides, I 've reached my limit. Amy more money into this place and I'll really be upside down. After all teh flooring and painting if they cant deal with the formica then they need to move on. Plain jane homes around here are listed for $219. This one is "upgraded" and listed for $215. Which one would you choose
