LOL nice to know. I did a bunch of research within these few days and learned a lot. but too late already.
everywhere i read, said that i will be getting a 5 day notice right after the 3 day pay or quit is done.

I call bullshit. I'm almost positive they have to give you a MINIMUM 30 day notice to evict, and even then they can't just come in after the 30 days and tell you to leave. They have to MAKE YOU LEAVE and that could take a couple months. Eviction isn't as easy as people think. If someone doesn't want to leave, they can hold off for at least a couple months.

As for the repairs, ---- that bitch. She just wants to get the ---- fixed ON YOUR TIME so when you move out she can have everything already fixed and rent it out faster. ---- HER. She can fix that ---- after you move since she waited this long. DON'T LET THE BITCH IN.

As for the water bill, I don't know how much the water bills are in Cali, but they're like $30/month out here so you're not really getting a deal on that. I thought private landlords had to pay the water/trash bill anyways? That's how it is out here anyways....

Your deposit CANNOT be used for rent, especially your last months rent. You're ------- yourself by trying that. Now YOU are in the wrong and SHE has you by the ***** since you're the one not paying rent, regardless of the situation.

Yeah you need to pay the rent. Did you not have to pay first and last months rent when you moved in? I hope you made documentation of the letters and complaints you sent her in the past. She is likely to blame the damage on you and stiff you on the security deposit.

my uncle owns 26 apartments that i help him out with in jersey and it usually takes atleast a month to get some one out and thats usually after they havent paid the rent for a month or 2 and avoid him. usually if we need to make a repair we just go in and do it knock on the door tell them were there to fix ---- and do whatever if its alot of work that they messed up well usually kick them out then do the work after they leave. people go months without paying the rent sometimes 2-3 months but its not worth pursuing them to pay because of court fees, time and most of all its a bitch to find people after theyve moved out so usually he just takes the lose and thats it.

Wate bill is by the meter here in los angeles.
my friends house had a leak in the pluming and end up with a 3 thousand dollars water bill within a month

like junkyard racer said, an eviction is a court order and it takes longer then 30 days to get done since there is all kinds of hoops the landlord has to jump through. i just sold a house for a lady that was renting it out and the tenants hadn't payed rent in over 4 months but there was nothign she could do about it except file an eviction report with the courts and wait until the judge got back to her. it was bad, i would go to show the place and they would just look out the window and not let us in. even after the house was sold they wouldn't let the inspector in. basically it looks liek your in a pretty good position because renters have so many right snow-a-days it is rediculus. well at least in Wa they do.

wow either water is alot more spendy than other states. or your buddy was just too dumb to realize that really wasnt a swimming pool in the backyard that appeard overnight.
