Who RENTs and has been kicked out? i need help....or a lawyer
today my landlord served me with a 3 day notice to quit or correct a term on my lease. he stated that my current girlfriend is living with me. i live in a studio apartment, of course the lease is only for one tenant. he stated he has proof she lives there. now she does spend a lot of time with me but she does not live here. every day she goes home, even if its late.
so also today, since i had been planning to move to a larger one bedroom anyhow,if i figured its the right time to give my 30day notice to quit before he files an unlawful detainer.
however, when i personally went and handed my written note to my landlord he refused it. he stated he needs to consult his attorney and that i should send it by certified mail. so i asked for his attorneys contact information so that i may give it to him directly and he refused to give me that info. now sure sending it certified mail is a good idea but its saturday. day one. day two is sunday. day three is monday and he can file the detainer. by the time he gets my letter in the mail it will be too late
so what am i suppose to do now? can he legally refuse my notice to quit? i know if we go to court hes going to lose because she does not live with me but i really dont want this affectingmy credit. what should i do?\\
oh ya and i was paying this months rent too, he refused it
ps. i come to hmt for help cuzz larry h. parker wont take my calls

Check the state eviction laws. In North Dakota, an eviction letter can only be served by a sherrif. To get the eviction the landlord has to go plea his case in front of a judge and the judge has to agree. Once you are served the eviction notice you have thirty days from the date you recieve it until you have to be completely out of the rental property.

To quit or correct a term on your lease? So could you work a deal out with the landlord correcting the terms of lease and possibly paying a bit more every month for your chick to stay there? I know mine charges an extra $50 but it's no big deal.

I'd say flash a lil cash infront of Julio's face and he'll do anything! lol. I would think 3 days would be like 3 business days. Otherwise tell him you got some relatives in the Crips.
