Re: who here is a homeowner?
I got my first house when I was 25 yrs. old. I sold it last year and got into a new house, bigger and better. 1750 sq ft, try level with 2 car garage and big back yard. The price was just arownd $215,000. Payment is killing me every month, but I still think that was the best move I ever made.
BTW congrats on your new home.

I've not looked back, best thing i ever did. Although it has slowed down my progress on cars a hell of a lot but i still get time to play

Re: who here is a homeowner?
wow, im glad to see alot of young hmt homeowners. im 23 now, hopefully i can make some money in real estate over the years for a real retirement. the house i got is two stories, 1800 square feet, on 4500 ft lot. pretty big, but it ran me 270k for a 1987 resale house. i couldve got a brand new house, but for that price i would have only got a 1200 sq ft house with no front/back yard and only a one car garage.
even if i have to work 80 hours a week, i think that i will never again throw money away on a rented property. in reality, working your *** off to pay off a house is like working your *** off for a place to live plus a savings account with a mean *** interest rate.

Re: who here is a homeowner?
bought my house when i was 22, it was a foreclosure, so they were only asking 72k, i put 10k down and have done A LOT of rennovations. last time we had the house appraised, it was appraised at 102k without even looking at all of the work we had done, that was just area appreciation, so with all the work, i'd imagine it to be appraised at about 120k, and i only owe 60k on it, so 60k in equity in a little over a year isn't too bad. i can't wait to finish the last few things we plan to do and do some landscaping and put it on the market, hopefully by the end of the summer we'll be ready to sale, can't wait!

I wish my family had invested in land on the beach here in nc. Lots in emerald isle and atlantic beach are skyrocketing because land is running out. What was once goin for like 100k on the island is worth a million now.

look at the trends guys.. and be carefull.. every 20 or 30 years there is a market realestate boom.. mostly on the speculation of potential investors clammering to secure their investments driving up the over all price of housing causing an eventual bubble in the market when values settle.. Its not an entirely secure investment and like everything else if you dont do your homework you will get burnt...
