Default Problem with landlord

long story short (not reallt that short ) but yea please let me know if u know anything about it:

My landlord is a bitch and she keep on ignoring us about all those little ---- that needs to be repaired, it`s been a year and we decied to move out by the end of this month, sent her a 30day notice and all. i left 1050 deposit when we moved in so i decided not to pay rent for the last month with the reaons that the house is not safe and we needed to move out ASAP.
Today she left a note at the door saying she will be in by friday 1pm to make all the nessery repairings. including leaky roof/holes on the floor board/ replace back door/ and a freaking WALL in the bath room right above the bath tub.
I mean i know she`s ------- around because of me not paying rent for the last month. I don`t really have a problem with her coming in and fix stuff. but she wanted to hack open the wall by the bath tub and re-do it. It is suppose to be a job that takes a few days to a week. I don`t see how she can get it done in one day.
so
1)Does that means she have the right to keep on coming in everyday until it is done? like if she wanted ot give me a entry notice everyday LOL
2)what happen during the time when it`s getting fix (can`t take no shower during the down time)
3)how long can she stay here for the day (what if she want to stay unitl late night)
4)How can i legally keep her from fixing the bath room wall unitl we move out. (within a month)
5)what if she forcefully started the construction in the bathroom, how can i stop her, can i call the police?
6)is there ANY possible way to keep her from even coming in? i know i can be evited but how long does it take before she can take eviction, i heard it varies from 3 day to 30 days, it`s all good as i have enough time to move out.

I already contact the building safty ppl to have inspection done to the house but i think everything will be fixed by the time they got here LOL

Time is short, she will be here by friday noon so please let me know what u think, any suggestion are welcome. THANKX

you have untill the end of your month to take your sweet time.. she cant do ---- cause you didnt violate rent agreement she did. call the local sherrif or whatever make sure they know the entire story.. better if you meet em in person and file a report or whatever..

dont let the bitch fix anything.. you pay rent. but you dont have to suck her dick..

she cant kick you out.. she cant forcefully start construction.. even tho its her house.. if she comes in to it while your renting she can still go to jail

you cant be evicted for no reason.. you held up on your part of the dead

did i miss anything you said?



we had ******* not pay rent for 4 months cause were always too ------- nice.. and even after them not paying rent for 4 months the only way we could get the bitch out was file a ppo :P

you dont let her fix ----..

Take a lot of pictures. Call the police and have the officer look ast it and make a report. Like BuK said, don't let her fix anything. Sounds like she is triying to hurry and fix it so if you move out she can say you broke the lease.

you can be evicted for failure to pay your rent......which you'll have to pay AND loose your deposit.....

i left 1050 deposit when we moved in so i decided not to pay rent for the last month

I already took a lot of pic.

as of the deposit the rent is $1070. after this last month i only short $430, which i don`t really care because shes paying for water bill

according to tenant law xxx1945 the landlord has the right the enter the primrise after a 24 hours notice is given(either by mail or by leaving a note at the door) . Purpose could be an emergency OR making repair that is neessery.

Bone i know i can be evicted but i am trying to find out how many days do i have before I gets evicted. i am all good if i have two more weeks as i am planning to move by the 25th or 26th of this month.

oh yea i just talked to the inspection ppl, my case inspector is on vaction unitl monday

BTW i already stated that the renter (my mom) is un-empolyed and not able to pay any rent, and taht she can deduct the amount from the deposit LOL

oh yea did i mention she`s paying for water after all?

We had a simalar problem. They have to put you in another apartment while they are working on yours or they have to PAY for another hotel for you to stay in when projects run over 8 hours.
