Ok long story but ill try to keep it short, I have a roommate who's a bit of a thorn in my side money wise.

He's in his late 30's, a daily drinker, works 2 part time jobs (counseling kids and home depot). His expenses include maybe car insurance, rent, a cellphone, and maybe some child support. He doesn't pay utilities and I can't get him to pay his half of the damn cable bill.

In this living situation I am his landlord, and he pays me rent. This is about his 5th month living here, and rent is due on the first, but I am lenient to about the 4th or 5th (the 5th is when its late to my landlord)

On wednesday the 3rd he proceeds to tell me he is short on rent and can't come up with it all. He tells me he has $100 right then, and can have another $150 on friday. His rent share is $350 which for the costs I pay to live here is very generous and cheap.

Basically when he moved in, I told him that I operated very simply, if he has rent, he has a place to live. If he doesn't have rent, he's homeless. I however agreed to make a one time exception. Our agreement is that friday he would have $250, and the remainder ASAP, with a late fee.

I now have to decide on the late fee. He is putting me in one hell of a bind this month having thrown this on me with no heads up at all. I think I want to say that in stone he absolutely has to have the $250 tomorrow (friday) and $200 on the next friday, meaning $100 late fee.

I guess I just want opinions on whether or not that is too extreme for 12 days past due.

ok, yea i vote 100, and a swift kick in the nutz... but i would rather vote "hotrex has herpes"

 

if he's consistently late i say 125 is fair. if not, kick the dirtbag to the curb

 

Has he paid rent on time for the first five months? I may be a sucker but maybe he's having a tough month. Maybe a 50 dollar charge would be more fair. Then give him the full 100 if he's ever late again.

 

Kick is stupid *** out. Next month will be no different.

Thats kinda what I've been thinking, every month it gets harder to get the $45 for cable/internet out of him. I finally just shut the ---- off.

 

get some of your friends that he doesn't know to stop by and show them around like they are interested in renting the space he occupies.

obviously while he is home.
