30 days would be good enough. but i heard somethin about a 3 day notice?

Josh I kept on asking her about it over the phone and she just pretend she didn't hear it and kept on bitching LOL

I know i'm right there. So no matter what she has to put you in another apartment/hotel while doing major reconstruction.. 30 days is min for eviction. it took them almost 90 days before they kicked my friends out.

Not trying to be a dick and not gonna read all of it but here is my thoughts on renting. If you're renting from anotehr person then you need to deal with their BS. If they are completely shady and thry to ---- you over than all youhave is teh court system to fall back on and good luck there. Buy your own place then you will eliminate any issues with landlords....problem solved.

LOL i wish.
As i read more it seem that evition takes a while. from 3 a day notice, to the court order till officer show up and post a 5 day notice to the day they came lock it up LOL

you wont get your deposit back. They will find every lil thing and dock money. my dad is a landlord

i don`t care about the deposit and i know how landlords are.
but IF u read my last sentence, "she`s paying for the water bill" , i guess thats the only thing i can do rightnow.

If you dad is a landlord if you can please ask him what one can do if the tenant didn`t pay rent and refuse to let her in. and how long does it take to evicit the tenant.

an eviction is a court order. they can tell you to move out, and its an "eviction" but its not accually an "eviction" until the judge says "your evicted". did that make any sense? I went through this ---- with my first apt. The lady told us we were evicted because of our ------ dog, then once we were gone, she said...well you werent really evicted, an eviction is a court order. then later we found out, they were just raising the rent and we were the last ones in the apt complex still on the cheaper rent. isnt that some ----.

now on the repairs, what does your contract state? she has to give you a notice before she comes in to fix stuff (which she clearly did that) but ---- it. if the place is tore up, I would continue to shower as normal. just move her stuff in a nice pile and go on about your business. ---- it.

there are no more contract since Jan. (first contrat ended on dec.)
I already sent her a 30day notice with a list of all the problems that she never cared to fix within the past year. Now, two weeks before my move she wanted to come in and mess with my time. In the letter i stated that the remaining balance shoe be deducted from the deposit, with the fact that the renter, my mom doesn`t have a job right now.

All i care is that i don`t get evited within the next two weeks (i am moving by the 25/26). One thing i know, for fact that if i don`t let her in, she might got **** and declared that i didn`t pay rent. she can (if she wants to)file a 3 day pay or quit notice, i can either pay or leave. if i failed to do so she can apply a court order to evite. cop will leave a notice for 5 days, i can file an "answer" within that 5 days or by the end of the 5th day i get kicked out. but i am REALLY not sure if the fact that i told her she can deduct the rent from the deposit can be consider the rent is paid. Becasue once it is confirmed that i did paid/or the form of paying rent is acceptable, no matter what the ---- she did shes still required to give me 30 days to leave.

I already decided not to let her in, we will see whats coming up

dude you need to look at renters rights. you can legally use your rent money to fix the house if the landlord will not do so. seriously use google and look up renters rights.after 3 day pay or quit she has to go to court and pay to get a evictionnotice. no wthen you get 30 days, then she has to pay the sherriff to kic kyour *** out after 30 days, i just did this witha roomate.it cost like 500 to evict osmone in cally and you ahve to go to court and it can take a couple of months.luckily this guy was an idiot and i printed a pay or quit notice and he thought it was an iviction and left
