If you were in my town, I would suggest opening up a drag strip or a "real" shop with a dyno and knowledgable people. The only shops out here are faggot ass ricer shops that cater to the local car club homos who think they are gang members. ::)

There is a stretch of land in a bitchn' location that was once used as an airport. It still has the pavement from the airport. It hasn't been used for years. It just sits there, untouched, fenced off with no hopes of turning into anything useful. If I had the money I would do it, but that's a spendy piece of property. :-\

Economically right now a car shop is not a good idea, there isn't enough demand for local shops because the bigger companies can sell at lower rates and the smaller shops are suffering.

Right now I would say starting some sort of landscaping (you'll probably need more people to work with you) or offering to do things for people at a rate of like $15 an hour, anything from cleaning to painting, etc.

Thats how my aunt is currently making a living and she's been pretty booked up she put her advertisement in the local paper and people just call and book her up to do anything from cleaning, to varnishing a table.

I'm in Lake Havasu City, AZ.

I don't think 30g's is going to cut it. I'm guessing the property is in the area of $1,000,000+. :-\ It's a big piece of land out on an island across the bridge in the center. It would be soooo cool. There are some races out there sometimes, but it's never a planned thing. Lots of open road to haul ass on and not have to worry about cops or other cars.

Re:need some business help

You need to spend a bit of time thinking about this one. I have changed the direction of TunerToys serveral times now, and still am not sure I have it right... ;)

- First off, pick something that you consider yourself very knowledgable about, not something you think might be cool.

- If this is a hobby that you are turning into a business, you'll loose your hobby. It will become your job instead of your hobby. You can no longer do it when you want to, you do it because you have to.

- Make sure you can deal with your customers. If you are going to sell something, make sure you don't loose it when you customer displays an extremely high level of ignorance. They will do this with regularity, and you have to suck it up and make them happy. If you are not good a kissing customer ass, find something where you are only dealing with other professionals, not end users.

- One of the coolest things I have seen to make steady money, is a guy on eGay selling an eBook about how to sell stuff on eGay.... This guy evidently assembled this book, delivers it in eBook form, via eMail, after each person hits the BIN button on eGay. He has great feedback, so he must not be ripping people off... He just sits back and watches the cash roll in. If you consider yourself an expert on anything, and you think people might pay a dollar for what you know, write an eBook and put it on eBay.

- Another thing I found here in Phoenix, is buying a FedEx Home Delivery route. In Phx these routes are all run by small business owners. You buy a route and a van, and hire a driver, and you are good to go. A buddy here had two of these routes and told me that each route was good for 40K a year. His routes cost him $40-50K each to purchase. He found them listed in the Phx newspaper classifieds.

- Vending routes. If you don't mind driving around all day stocking soda/candy machines, there are always vending routes for sale in the classifieds. The opportunity for employee theft is great here, so it should be something you wouldn't mind doing yourself.

That about all my retarded ideas, hope you like em, fucker. ;D

Re:need some business help

When you think about spending alot of money to start a business you have to find what works in your area.

If you live in AZ. air conditioning would be good.
Snow = snow shoveling
Developing area's = construction

It would be hard to say without living in your area, but remember this advice:
When you find out what field you want to move into, get a job in that field, in the area in which you plan on moving into. Work for someone that is doing exactly what you want to do. Keep your eyes open for about 1-2 years, and then take your money and move in. The only things I ever "started thinking about" were area's that I worked in. Once you work there with your eyes open and you see how easy it would be to own the joint, the money is the only thing holding you back. You have the money, you just need to go "scope" out an industry. ;)

Some good posts already, pretty solid advice for being free advice.

Snap-On route anyone? There are many franchise investments one can make, but at the same time certain things can kill a potentially great business.

1) over-expansion
2) mis-managment
3) your employees

I'm no business major, but just a few things I've picked up.. goodluck on your decision

ive very much looked into a shop... and i will agree with chacko and doc, not the best investment to make. not alot of people care about customer interaction and ----.... everythings based on price. the better deal is the winner almost always. if u can provide a service, thats a good way to to go. tunertoys had a lot of good ideas, and u could build off of them

and takes stealths advice, thats a good call

Re:need some business help

plain an simple

think of investing in something that people need and can't/ wont get tired of.

shop is not bad cause people are lazy and rather pay someone else to do thier dirty work..that leads you to why people open on home cleaning businesses and stuf. People will always need to eat, wear clothes..etc

you saved up this money for a whiel so dont blow it on something dumb
my $0.02
just take some time and make a good investment

Do something intelligent like record girls stripping and make videos out of it (Girls Gone Wild) I still can't believe how the ---- those college kids pulled that off. They're rolling in doe and women, just for showing some titties.

Boy how easily controlled we men are.

Credit goes a long long way. If you put together a proposal and try to get an investor in on it you can go to the bank and pick that land up Zero down, or rent from the current owner for a a share of the buissiness with an option to buy out if its profitable.

If the land just sits there and you can get a proposal together that looks legit the owner just might go for it...
getting land for bussiness is a lot easier then say buying a house

...and with land you can borrow against the principle so you can build a shop on it and stock it, you just have to make sure you do get business or its straight to chapter 11

Anyways what I would do, and how my dad made his first million, was buy a piece of rental property, and rent it out. After a few months make some improvements, then borrow on the principle and put that down on anouther piece of rental property.

In ten years pops started with two houses while he lived in a shitcan collecting rent and buying property, after the ten years he had like 80 houses all collecting rent every month, and built his dream house.

In '84 he sold all of them out, and put all the money in an industrial park, the deal went south and he went Chapter 11 for 8 million + ----lesson learned dont put all your eggs in one basket

Re:need some business help

The service industry is the place to be right now. Find a service that is not being replaced by anything automated. These are great startup businesses, because in the beginning you are performing the service, then you add some helpers, then you phase yourself out of perfroming the service and in to managing your employees.

Many services cannot be replaced, and are not about to go away, even in this tough market.

I read an article recently about investment properties, and it said that tons of people start doing it, but few stick with it. Many people think that it's easy money, but it's not always that way, and often times it's easy to lose money. Not to say that it isn't a great business idea, but you have to be very cautious, and do your homework before you spend a dime.
