homebuying advice
anybody got any good advice for buying a home? i want to have a home by april or may. just wondering if anybody has any good advice for me to cut the initial costs of buying a home. btw- i have never been in the military, but i am a first time home buyer.

you need to find a smaller house you can easily expand on... also do go for a main road if ur gonna have kids...its not safe.
but dont go too fsr out into the booniues, then you got child molesters....its tough

Don't buy a home from a real estate agent. Buy the home from the home owner. After the real estate agent gets ahold of the house the price goes up 25% and you get fucked. Get the financing taken care of before you even start looking. After you are pre-approved you have buying power and the ability to negotiate, possibly buy a more expensive home by talking the seller down. Just like anything anybody sells, they are always willing to take a lower offer to get the sale over with and move on. Most of the time they need the money for a new house. It would be good to find somebody who needs to sell ASAP and make them a rediculous lowball offer.

yea look at things like,
-school district
-neighbors**-thats a big one because you could end up next to a family like mine that makes a ---- load of noise
-road quality
Also yea don't buy from a realestate broker...chances are they're making 6pts off of you which is a nice chunk of change
Pre Approval doesn't really mean ---- because how they do the pre approval is run your credit and based on previous loans they have done, write you a letter saying you'll get a loan(-at brokers atleast- banks probably do mean something, but unless you're at the closing table with the money ready don't get too happy)....
It all depends on your credit score(which at around 750 you're considered A paper and you should get a fairly decent rate) and your DTI-Debt To Income....It's how much is going out V.S. how much is actually coming in....If you work on the books that is...If you work off the books, then they have to do the loan stated-which means the bank is going to have to call up your employer to confirm that you have a job. It's not a long phone call just a "Hey does this dude work here?" Now if you have good credit i suggest you go striaght to your bank for a loan....If you have bad credit talk to a couple brokers and price them out. Don't let them talk you into going with them-unless they're getting you a better rate, that is. Goodluck

Or find a good agent. My wife and I looked at 72 houses and bid full price on many of them and lost them to over bidders. My advise, and it works is, when you find the house and feel you want to make a reasonable offer tell them its the first, only, and final offer. Tell them there will be no counter bid and they have 24 hours to accept or decline. You will eventually do this anyway after you have been dicked around a few times by people trying to show the house more and get higher offers. Don't settle on something that you really aren't content on staying in. I bought a nice small house with no garage. I will never even look at a place without a large garage again. This is my only regret. I have a portable up right now but its small and sucks. I can build one and my neighbor is a contractor who I help out, so I can do it for material cost, but I should have but one with a garage to start with.

all of the above advice is good. Get something you like and don't settle for anything less.
Make a list of things you want in your new house.
examples:
- size of house
- size of yard
- #'s of bedrooms
- #'s of bathrooms
- size of livingroom
- size of garage ( most important ) he he.
- condition of the house
- condition of the roof
- condition of the water pipes
- condition of appliances
- condition of furnace
- make sure that it has gas hook up and gas heat, if you are in a area that you have to heat your house most of the year
- condition of carpet/vinal flooring
- condition of house siding/deterioration/termite damage
- condition of the windows, double side vinal windows are the best to have
there is a bunch of things that you can look at, I just don't remember all the stuff. Good luck. 98ctr

buy a reposesed house. a house that the bank kicked the previous owners out of and now the nbank is taking bids for it. i got my townhouse like that for $88,000. a 2bd/2bth 1 story with high ceilings. those are the best, reposesed houses. you need to know a realestate agent for that though. chances are you know one or someone you know knows one. but buying a house is the smartest investment. not to brag ok but i got my townhouse for 88k and it's worth 155k now, i bought it in 5/02.

yeah, like trebor said, that ---- is a great investment. my lady bought a house last year for 220k. now that ---- is worth 350k!!!! i know that i probably wont make that much, but ----, its still better than renting .

When you buy a home through a real estate agent you dont pay the aget.The seller allways pays.

Sorry Justin,I didnt meen to pick you post appart.
I sold my house in 22 hours from when it hit the market.I got 5k more than what I was asking on the firts offer.But in total it cost me nearly $30k to sell it.
But when I bought my new house I didnt pay one dime to my agent and I got the house for $5k less than what the asking price was.This was in two different states with 2 different housing markets though.Your in Vagas and the house market there is booming just like it was in Cali.
Just play it smart.If a deal is too good to be ture there is something wrong with the house.You dont want the headache of taking on someone elses problems.Dont buy a fixer upper unless you have construcition experience and can do all the work yourself.and try to get the seller to pay most if not all of the escrow fees.Find a really good home inspector.Pay the extra money for one that knows what hes looking for.You wnat someone that will go in tha attic and look for termite droppings or go under the house(if it has a sub floor) and look for roches or rats.....youd be surprised the ---- people do to try and make their houses look good when trying to sell it.
