Nice score man. I (with help from folks) bought last year and it's easily the best decision I've made financially. Just having a place that's yours is worth it IMO and you're right; usually it's less to buy than rent if you don't over extend yourself. I have a hard time believing you'll ever regret your purchase. I know I sure won't. Mines already appreciated from 255k to 310k (bought at 246k) and with the market like it is right now that's pretty damn cool with me. Good luck with your new haus!

The funny thing is compared to the house I used to rent, if you factor in taxes, I'll be paying LESS per month to buy this house. ------- crazy. With tax and insurance I will only be paying around $1125/month.

It's pretty damn fast out here. From the time you apply for a permit to the time your project is DONE is a metter of months. We recently wired a HUGE garage that was started in January. It will be done by the end of this month, 100%.

Total out of my pocket so far is $0. I'm probably going to have to put down like $1k, but that's perfectly ------- fine with me. The seller paid the 3% down payment and all closing costs for us. I think I have to pay for the home inspection next week, but that's only a couple hundred. It's funny all the "pros" I talked to that told me there was no way to buy a house right now without coming up with a huge amount of cash to put down. They told me all kinds of ---- that never was even an issue. They never even looked at my bank statements which is what I've been working on for months because I was so worried about it.

If you can call $1560 a down payment. The seller paid all down payments and closing costs. I get to save my cash for upgrades. 19 days til escrow closes.....
