I'm not sure of ANY of the details. I just got the phone call a few hours ago and jumped on the phone with the realtor to look at a house. Kinda small though. 980sq ft is kinda tight IMO. We're planning on making an offer on a house tomorrow and we'll see what happens. The realtor said we could be living in it in 28 days.

166k for a <1000SQFT house seems steep, but if its in a nice area its better then a 2K sqft in a ---- area of town.

We don't even need a heater out here. :P We use the heater maybe a month or 2 a year at the most. They don't have oil heaters out here anyways. It's either gas or electric. The summer is when you use the A/C and it runs like all day long. It's a really nice area and it's quiet. No drugees or tweekers or meth labs around.
