The main problem with buying foreclosure homes as Johnny somewhat mentioned, is you need third party approval which is the bank. The banks can hold on to your offer for days or months, and compare it will all the other offers coming in. Sometimes you will get a good deal, but a lot of the time it is a long and drawn out process that is a hassle for the buyer, real estate agent, mortgage broker, and anyone else who is involved. Our real estate agent has an offer that a bank has held for over 60 days now!
You are way better off finding someone who is about to go into short sale, check around Craigslist for people trying to sell themselves before it all happens, or with several local real estate agents.
