They hold for maybe 10 if they know that they can develop it successfully in that time and sell it otherwise their capital is tied up for too long when it can be earning revenue or interest elsewhere. They also diversify themselves with other investments and properties to flip. If you have the capital to tie up into investment grade real estate good for you. I am still several years away from any of that, school keeps me sufficiently poor.
