Sounds like you have to give a 30 day notice. What rules did she break that were STATED in the agreement?

all right lets see if that business law class i took 4 years ago can pay off, you have a contract with your landlady, although the contract says you are supposed to give 30 days notice, she broke some rule in the agreement breaching the contract.. so all you have to do is make sure you can prove this in small claims court and evt will be all good, and like the man said the best thing you can do is be mature about it and talk it out like grownups. I know people that wish they did that after going to court over a whole lot more money, what exactly did she do to violate the rules?

Get better pics of the agreement and we'll see if you have a grievance that releases you from the contract. Also, having other roommates that witnessed her actions is a plus, however they may not want to get involved because it could make their living situation uncomfortable.

Honest/Moral Perspective: What she did doesn't give you a reason not to pay her the fines associated with your discretions. If you want to do the "right" thing, send her a check for $150-200. Say she broke a couple of rules while you were living there and you are taking out a monetary value you associate with those issues.
Legal Advice: Don't pay her a dime. Move your stuff out and say you will pay her a couple days after you leave. Never do. She will have to take you to court to get her money, and if you don't pay after that, she will have to get a collection agency on your ***. After she gets the $275 she will still be out $40 for court fees, $100-150 for missing one day of work, and about $100-150 from the collection agency leaving her in worse off than when she started.
Now it is up to you what you think would be best. The one advice I can definitely give you is, DON'T GET LAWYERS INVOLVED.

well from watching my fair share of judge judy i can say that similiar stuff comes up on there like the whole owner/head of the apt breaks the rules and thinks they are above it. it ususally just gets dismissed, she signed it saying those are the rules and she broke them, she is in violation of the contract not you, sue her for the cost of rent.

anyways, like it was stated before, if she breached the contract, then obviously you shouldn't be obligated to pay the bs 275 bux. i wish you luck, my friend
