You should be paying him for the first lesson in management. People will always do what they think they can get away with. If he's a shitbag month to month, it's because he doesn't take you seriously. Pay him $50 for the lesson

personally i'd tell him to get the ---- out...its not hard to set money aside for rent...you know he's more then likely going to do it again, so save the future hassle by giving him the boot

In the end, we agreed to $100.
He gave me the first $250 on saturday (NOT FRIDAY) and all apologetically asked if I was gonna kick him out at the end of the month, to which I said no of course. So here he is Saturday all concerned about being kicked out....
...NOW he tells me today that he wants to move out at the end of the month. What a douche.
